Homeowners’ Association Information


 

The Villas is a common interest subdivision, which means that although each parcel is individually owned, the Association is responsible for the specific items established by the original developer and the Board of Directors. Unlike a condominium each individual owner does not own part of the overall development, but does own a share of the common area. For the Villas this includes the pool and spa, streets, parking areas and islands as well as certain other areas. The Association, however, does provide maintenance of building “shell” including the roof and exterior painting and has established a budget for the continued maintenance and replacement of these designated items. A portion of monthly dues goes for paying structure and fire insurance and a reserve fund for future repair and replacement of items that the Association is responsible to maintain.

The bulk of the responsibility and control resides with the Board of Directors elected annually by the members (individual owners) of the Association. The Association is a non-profit corporation that has been formed and organized to serve and represent property owners. All Owners are encouraged to attend a monthly Board of Directors meeting to see how their Association is managed and to consider participation in one of the committees.
